UBC Winter Session Housing: The Calendar That Runs the Search

Two dates decide a UBC housing search. Winter Session Term 1 classes start Tuesday 8 September 2026, and UBC residence contracts end Wednesday 28 April 2027 (UBC Senate term dates and UBC Student Housing important dates, both retrieved 11 August 2026). Everything else — when units appear, when you are competing with 40 other people for a viewing, when a lease you sign will actually inconvenience you — hangs off those.

The academic calendar, dated
Standard-term dates from the UBC Senate, cross-checked against the 2026/27 Academic Calendar (retrieved 11 August 2026). Senate publishes these as draft and can amend them; some faculties differ.

Contract lengths, from UBC's 2026/27 fee tables (Totem Park, Marine Drive, retrieved 11 August 2026):
- Winter Session: 5 Sep 2026 – 28 Apr 2027, about eight months.
- Year Round: 1 May 2026 – 28 Apr 2027, twelve months, for returning, mature and graduate students.
UBC's own Important Dates page tells students whose Winter Session contract ends 28 April and who are moving into Year Round housing to "inquire about interim accommodation arrangements". The university documents its own gap.
Month by month: what is fixed, and what to do
Dates below are the 2026/27 cycle. The deadlines repeat annually; the exact days move by a few.

One honest caveat on all of that. At the Metro Vancouver level, asking rents barely move across the year: liv.rent's own monthly series for an unfurnished one-bedroom ranged from $2,061 to $2,111 across the first eight months of 2026 (August 2026 rent report, a listings platform rather than a statistical agency). The September crunch is about how many units exist and how fast they go, not a visible price spike — and no source publishes a number for the supply swing, so nobody who tells you rents "spike 20% in August" is reading data.
What is measured is how little slack there is near campus at any time of year. In CMHC's October 2025 survey, purpose-built vacancy was 1.3% in the University Endowment Lands zone (0.9% for one-bedrooms) and 1.7% in Kitsilano/Point Grey, against 3.7% across the Vancouver CMA (CMHC Housing Market Information Portal). The zone holds only 2,082 purpose-built rental units in total.

The academic year is eight months. BC tenancies are not. That mismatch is the single most expensive thing a UBC student gets wrong.

Two legal points that specifically change a student's timing decision, both from the Residential Tenancy Act:
- Section 4(b): the Act "does not apply to … living accommodation owned or operated by an educational institution and provided by that institution to its students". A UBC residence contract gives you no deposit cap, no notice periods and no Residential Tenancy Branch dispute resolution. A private unit in Wesbrook Place, the UEL, Point Grey or Kitsilano does.
- Section 4(c): the Act does not apply where you share a bathroom or kitchen with the owner. That is a large share of the room-in-a-house market students take in September. A self-contained basement suite is covered; a room upstairs in the owner's house is not. See renting a room in Vancouver.

The January intake nobody writes about
Term 2 classes start 5 January 2027 and returning residents arrive 4 January 2027. That is a second, smaller arrival wave with a fraction of August's competition, and it is the right target for anyone starting in January, returning from a fall Co-op or exchange term, or simply willing to move mid-year.
Three things are structurally different in January:
- Fewer competitors. No first-year cohort arrives, and no source suggests the December–January search is anything like September's.
- On-campus sublets do not exist. UBC has not permitted Winter Session residence sublets since 1 September 2025, a change UBC says addresses "sublet scams, as well as unauthorized and sometimes overpriced sublets". So a September-to-April UBC residence sublet advertised in a Facebook group is not a legitimate offer — there is nothing to verify. Students on a fall Co-op or exchange term therefore cannot pass their residence room on, and their replacements land in the private market instead.
- A January lease ends at the wrong time. A 12-month fixed term signed for 1 January 2027 runs to 31 December 2027 — the middle of Term 1 exams. Either negotiate an end date in late April or accept that you will roll month-to-month and give notice when it suits you.
Before any money moves in a January search, check the offer against UBC's own red flags: a price too good to be true, "free" or reduced rent in exchange for anything other than money, payment demanded before you can see the property, cash-only, or a wire transfer (UBC Living Off Campus). Where these dates will go stale
Senate publishes term dates as drafts and can amend them; the 2027/28 row above is what was published on 11 August 2026 and Senate had not confirmed it. UBC had not published 2027/28 residence move-in and move-out dates at all, nor the 2026/27 winter-break closing time. Residence fees are subject to Board of Governors approval. Common questions
When does UBC Winter Session start and end in 2026/27?
UBC Vancouver Winter Session Term 1 classes run Tuesday 8 September to Monday 7 December 2026, with exams 11 to 22 December 2026. Term 2 classes run Tuesday 5 January to Monday 12 April 2027, with exams 16 to 27 April 2027. These are the standard-term dates published by the UBC Senate and the 2026/27 Academic Calendar; Law, Medicine and Dentistry run different schedules.
When should I start looking for housing near UBC?
Work backwards from three fixed dates. Upper-year students must apply for UBC residence by 1 February for the following September, and allocation is random with waitlist offers running from April to August, so February is when an off-campus search should begin in parallel. UBC Winter Session residence contracts end 28 April 2027, which is when the largest block of UBC-area units turns over. Incoming first-years had to apply for 2026/27 residence by 1 May 2026 and accept their admission offer by 1 June 2026 to qualify for the First Year Guarantee.
Can I get an 8-month lease near UBC?
Sometimes, but nothing in BC law requires a landlord to offer one. A UBC Winter Session residence contract runs about eight months — 5 September 2026 to 28 April 2027 — while private tenancies in BC are typically 12-month fixed terms or month-to-month. A fixed term that ends without a mutual agreement to vacate continues month-to-month rather than ending automatically, so the practical options are a 12-month term you sublet over the summer with written landlord consent under section 34 of the Residential Tenancy Act, or a month-to-month tenancy you end with one clear month's notice.
Is there UBC housing available for January, at the start of Term 2?
In the private market, yes: Term 2 classes begin 5 January 2027 and UBC residents returning for Term 2 arrive 4 January 2027, so there is a real second arrival date each year with far fewer people searching than in August. On campus, no: UBC stopped permitting residence sublets during Winter Session (September to April) on 1 September 2025, so any offer of a January-to-April sublet of a UBC residence room is not a legitimate sublet.
When do UBC students move out in the spring?
Winter Session exams end 27 April 2027 and UBC Winter Session and Year Round residence contracts end on Wednesday 28 April 2027. In 2026 the equivalent move-out was noon on 26 April. That last week of April and the first days of May are the single densest turnover window in the UBC area each year.
How much does housing near UBC cost compared with the rest of Vancouver?
In CMHC's University Endowment Lands zone, which covers the UEL and the UBC campus but excludes student residences, average purpose-built rents in October 2025 were $2,469 for a one-bedroom and $2,805 across all unit types, against $1,807 and $1,970 for the Vancouver CMA. On campus, a Totem Park single room for the 2026/27 Winter Session contract costs $7,935 plus a mandatory $7,712.32 meal plan, or $15,647.32 for the eight months.
