Terms of use

These terms apply when you use Firstlook (the “Service”). By setting up an alert or using the site, you agree to them. If you do not, please do not use the Service.
Note: these terms are drafted against the relevant BC and federal statutes, but they are not legal advice. Have a BC lawyer review them before you rely on them commercially.
1. What Firstlook is
Firstlook watches publicly available rental listings across Metro Vancouver and emails you when a listing matches the criteria you set. That is the whole of the Service.
2. What Firstlook is not
This section matters, so it is stated plainly. Firstlook is not:
- a real estate brokerage, agent, or licensee;
- a landlord, property manager, or rental agency;
- a party to any tenancy agreement, application, or negotiation;
- the author, owner, or verifier of the listings it points you to.
We do not show properties, arrange or attend viewings, advise on price, negotiate on anyone’s behalf, hold or transfer deposits or rent, or represent either landlords or tenants. Under British Columbia’s Real Estate Services Act, those activities are what require a licence; publishing and notifying people about listings does not. We do not perform them and we will not.
3. Listings come from third parties
Listings originate on third-party platforms such as Craigslist. We do not create them, we do not control them, and we cannot verify them. Every listing we show links to its original source, and you should read it there before acting on it.
We show factual details (price, size, area, availability) together with our own written summary. We do not reproduce the original advertisement text, and we do not publish landlords’ names or contact details.
4. Attribution and non-affiliation
Where a listing comes from a third-party platform we say so in plain text and link to it. Firstlook is not affiliated with, endorsed by, or sponsored by Craigslist or any other listing platform. We use their names only to identify where a listing came from.
5. Scams and your own judgement
Rental scams are common in Vancouver. Never send a deposit, first month’s rent, or any payment before seeing a unit in person and meeting the landlord. Be sceptical of any request to wire money, pay by e-transfer before viewing, or pay someone who says they are out of the country.
We screen listings for common fraud signals and withhold ones that fail, but screening is imperfect and we cannot guarantee any listing is genuine. You are responsible for verifying a listing, the property, and the person you are dealing with before parting with money or personal information.
6. No warranty
The Service is provided “as is”. We do not warrant that listings are accurate, current, available, lawfully posted, or suitable, that alerts will be delivered, delivered on time, or delivered at all, or that the Service will be uninterrupted or error-free. Listings move quickly; an alert is a pointer, not a reservation.
7. Limitation of liability
To the fullest extent permitted by law, and except where liability cannot be excluded, we are not liable for any indirect, incidental, special, or consequential loss, or for lost opportunity, arising from your use of the Service — including a rental you did not get, a listing that was inaccurate or fraudulent, or an alert that did not arrive. The Service is provided free of charge; our total aggregate liability is limited to CAD $100.
Nothing here limits liability for fraud, or for anything that cannot lawfully be limited under British Columbia or Canadian consumer protection law.
8. Acceptable use
- Do not scrape, resell, or redistribute content from the Service.
- Do not sign up an email address that is not yours.
- Do not use the Service to send unsolicited messages to landlords or posters.
- Do not attempt to interfere with, overload, or gain unauthorised access to the Service.
9. Removal requests
If you posted a listing and want it removed from Firstlook, or you are a platform and want your content removed, email [email protected]. We honour removal requests within 24 hours and we will not argue about it.
10. Ending your use
You can stop at any time by unsubscribing from any email or emailing us. We may suspend or stop providing the Service, in whole or to any individual, at any time.
11. Changes
We may update these terms. The effective date at the top will change and material changes will be notified by email to confirmed subscribers.
12. Governing law
These terms are governed by the laws of British Columbia, Canada, and the courts of British Columbia have jurisdiction, without limiting any right you have to bring a claim where you live.
