UBC Sublets: When They Appear, Where to Find One, and What Is Real

A UBC Winter Session residence contract for 2026/27 runs 5 September 2026 to 28 April 2027 — about eight months (UBC Student Housing fee tables, retrieved 11 August 2026). A private lease normally runs twelve. That four-month mismatch, repeated across a campus UBC's Planning and Institutional Research office counted at 62,115 students in 2025/26, is the whole UBC sublet market: one person has months they cannot use, another needs exactly those months.

Term and exam dates: UBC Senate term dates; residence dates: UBC Student Housing important dates. Both retrieved 11 August 2026. Two practical consequences. First, if you want a May-start sublet, you are competing in the last ten days of April, not in May. Second, the December window produces four-month January-to-April sublets rather than holiday-length ones — the two weeks between 22 December and 5 January are too short for anyone to bother with.
Campus sublets are summer-only, and have been since 2025
This is the rule that decides most of the offers you will see.

UBC gives its reason directly: the change addresses "the growing challenge of sublet scams, as well as unauthorized and sometimes overpriced sublets, which can negatively affect waitlists and housing affordability for students."
So a room in a UBC residence offered to you for September to April is not a sublet UBC will recognise, however convincing the paperwork. There is nothing to verify, because the arrangement does not exist. It also means the student leaving for a fall co-op term or exchange can no longer pass their room on — they compete for an off-campus place alongside you.

Acadia Park has separate rules. UBC had not published the 2027 sublet window dates as of 11 August 2026, so treat the 2026 dates as the shape of the rule rather than next year's deadline. Sublet eligibility questions go to [email protected], and UBC Student Housing will confirm whether a person offering you a campus sublet actually holds that contract — do that before any money moves.
One legal point people miss. Section 4(b) of the Residential Tenancy Act says the Act does not apply to "living accommodation owned or operated by an educational institution and provided by that institution to its students or employees." A UBC residence contract is therefore not a tenancy: no deposit cap, no 15-day deposit return, no Residential Tenancy Branch. A private sublet in Wesbrook Place, the University Endowment Lands, West Point Grey or Kitsilano is a tenancy, and does have all of that.
Where UBC sublets actually get posted
Honestly: most of them never reach a public listings site. A four-month term is awkward to advertise, the supply appears and clears inside about two weeks in late April, and the people who have them tend to hand them to someone in the same lab, course or residence first. What reaches an open market is what those channels did not absorb.
UBC's own Living Off Campus page points students at the channels that do carry them — the "UBC Roommates" Facebook group, Facebook Marketplace, Craigslist, liv.rent, PadMapper, Rentseeker.ca, Sparrow, Apartment Love, RentRadar and others — with an explicit caveat: "These sites/groups are provided as a resource to students. UBC does not endorse them or their rental listings." The Facebook group is the highest-volume channel for sublets and also the documented scam vector; see below.

Two search notes that cost people weeks. A sublet is not usually advertised with the word "sublet" — it is "May to August", "4 months", "summer only", "taking over my lease". And "taking over my lease" is often an assignment rather than a sublet, which is a different arrangement with different consequences.

Get told when it appearsThe legal half, in three sentences
Under section 34(1) of the Residential Tenancy Act, a tenant must not sublet without the landlord's written consent; where a fixed term has six months or more left, s. 34(2) says that consent must not be unreasonably withheld, and s. 34(3) forbids the landlord from charging anything to consider or grant it. A sublet is not an assignment: in a sublet you stay the tenant, the subtenant leaves on a stated date before your own term ends, and unpaid rent and damage remain yours. Subletting without written consent is cause for a One Month Notice under s. 47(1)(i).

The scam, and the specific shape it takes here
The pattern is built for August: a student overseas, arriving days before classes, paying sight-unseen for something they cannot inspect.
The Ubyssey reported on 7 February 2023 that eight UBC students lost between $700 and $1,700 each on fraudulent sublets of rooms in Ponderosa Commons that did not exist. Every one was found through a Facebook housing group. The scammers, using three different names, sent photographs of fake UBC Student Housing room-assignment emails and near-identical UBC sublease agreements, and moved the conversation to WhatsApp. UBC's Winter Session sublet ban, effective September 2025, is the direct policy answer to that.
UBC's four published red flags, from its off-campus housing page:
- The price is too good to be true — or reduced or "free" rent is offered in exchange for anything other than money.
- Payment is requested in advance, before you can see the property.
- Payment is requested in cash only.
- A cash security deposit or a wire transfer is requested.
Two additions specific to this market. If the room is on campus and the term is September to April, the offer is invalid on its face. And if the room is on campus in summer, email [email protected] or contact the UBC Student Housing main office and confirm the person actually holds the contract — that check is free and takes a day. What you are comparing a sublet against
A sublet is only worth what a normal lease would cost you, so know the number. CMHC's October 2025 Rental Market Survey, for purpose-built rental:

Note the vacancy column: the region loosened to 3.7% while the zone containing campus sat at 1.3%, and 0.9% for one-bedrooms.
A summer sublet that costs more than the twelve-month rent for the same unit type is not a bargain for flexibility; it is a premium for someone else's inconvenience. Sometimes that is worth paying. Decide which one you are doing before you send a deposit.

Common questions
Can I sublet a UBC residence room for the Winter Session?
No. UBC Student Housing states that starting September 1, 2025, sublets of its residences during the Winter Session (September to April) are no longer permitted, a change it says addresses sublet scams and unauthorized, sometimes overpriced sublets. Any offer of a UBC residence room for September to April is therefore not a sublet UBC will recognise, whatever paperwork comes with it. Private rentals off campus are unaffected — they are ordinary tenancies under the Residential Tenancy Act.
When do UBC sublets come up?
Mostly May to August. How long can a UBC residence sublet last, and who applies?
Between 30 days and four months, in Summer Session only. UBC Student Housing requires the sublet application to be submitted by the contract holder, not the incoming renter, at least five business days before occupancy, with applications accepted March to July. Do I need my landlord's permission to sublet an apartment near UBC?
Yes, in writing. Section 34(1) of BC's Residential Tenancy Act says a tenant must not sublet a rental unit unless the landlord consents in writing. Section 34(2) says consent must not be unreasonably withheld where a fixed term has six months or more left, and section 34(3) forbids the landlord from charging you anything to consider or grant it. What does a rental near UBC cost if no sublet turns up?
In CMHC's October 2025 Rental Market Survey, average rents in purpose-built rental in the University Endowment Lands zone — which CMHC defines as the UEL plus the UBC campus, excluding student residences — were $1,883 for a studio, $2,469 for a one-bedroom and $3,281 for a two-bedroom. Vacancy in that zone was 1.3%, and 0.9% for one-bedrooms, against 3.7% across the Vancouver CMA.
